Terms of Service

Welcome to Otesse. These Terms of Service ("Terms") govern your use of our website, mobile applications, and cleaning and junk removal services (collectively, the "Services") provided by Otesse LLC ("Otesse," "we," "us," or "our"). By accessing or using our Services, you agree to be bound by these Terms.

1. Acceptance of Terms

By accessing our website, booking a service, or otherwise using our Services, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree to these Terms, please do not use our Services.

You must be at least 18 years old and capable of entering into legally binding contracts to use our Services. By using our Services, you represent and warrant that you meet these requirements.

2. Services Description

Otesse provides professional cleaning and junk removal services throughout the Oregon I-5 corridor, from Eugene to Portland. Our services include but are not limited to:

  • Residential and commercial cleaning
  • Deep cleaning and move-out cleaning
  • Recurring cleaning services
  • Junk removal and hauling
  • Estate cleanouts
  • Furniture and appliance removal
  • Construction debris removal
  • Carpet cleaning

The specific scope of work for each service will be determined based on the information you provide during the booking process and confirmed in your service agreement.

3. Booking and Scheduling

To book a service, you must provide accurate and complete information about your service needs, property, and contact details. All bookings are subject to availability and our acceptance.

Once your booking is confirmed, you will receive a confirmation email with:

  • Service date and time window
  • Scope of work
  • Confirmed pricing
  • Crew details (when available)

We reserve the right to adjust scheduling based on weather conditions, crew availability, or other circumstances beyond our control. We will notify you as soon as possible of any necessary changes.

4. Pricing and Payment

We provide upfront, transparent pricing based on the information you provide during the booking process. The quoted price is the price you pay—no hidden fees or surprises.

Price Adjustments: If the actual conditions at your property differ significantly from the information provided (e.g., additional rooms, excessive clutter, biohazard materials), we may need to adjust the price. Any adjustments will be communicated to you before additional work begins.

Payment Terms: Payment is due upon completion of services unless otherwise arranged. We accept major credit cards, debit cards, and approved business accounts. For recurring services, you authorize us to charge your payment method on file according to your selected schedule.

5. Cancellations and Rescheduling

We understand plans change. Our cancellation policy is designed to be fair to both you and our crews:

  • More than 24 hours notice: Full refund or free rescheduling
  • 24 hours or less: 50% cancellation fee applies
  • No-show or same-day cancellation: Full service charge applies

6. Customer Responsibilities

To ensure the best service experience, you agree to:

  • Provide accurate information about your property and service needs
  • Ensure safe access to your property for our crews
  • Secure or remove valuable items, fragile objects, and important documents
  • Inform us of any hazardous materials, pest infestations, or safety concerns
  • Ensure pets are secured or removed during service
  • Provide working utilities (water, electricity) as needed for the service

7. Property Access

You are responsible for providing our crew with access to your property at the scheduled time. If you will not be present, you may provide access via lockbox, key, or entry code. By providing access, you authorize our crew to enter your property to perform the agreed-upon services.

If our crew cannot access your property at the scheduled time, the appointment may be treated as a same-day cancellation, and applicable fees may apply.

8. Satisfaction Guarantee

Your satisfaction is our priority. If you're not completely satisfied with our cleaning services, notify us within 24 hours of service completion, and we will return to address any issues at no additional charge.

This guarantee applies to the quality of our work and does not cover issues unrelated to our services or conditions that existed prior to our service.

9. Limitation of Liability

To the fullest extent permitted by law, Otesse's total liability for any claims arising from or related to our Services shall not exceed the amount paid by you for the specific service giving rise to the claim.

We are not liable for indirect, incidental, consequential, special, or punitive damages, including loss of profits, data, or goodwill.

10. Insurance and Damages

Otesse maintains comprehensive general liability insurance and workers' compensation coverage. In the event of accidental damage to your property caused by our crew, please notify us immediately.

Claims for damage must be reported within 48 hours of service completion with supporting documentation. We will work with you to resolve legitimate claims promptly and fairly.

11. Intellectual Property

All content on our website, including text, graphics, logos, images, and software, is the property of Otesse LLC and is protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without our express written permission.

12. Termination

We reserve the right to refuse or terminate service to anyone for any reason, including but not limited to: unsafe conditions, abusive behavior toward our staff, failure to pay, or violation of these Terms.

You may cancel recurring services at any time by providing at least 24 hours' notice before your next scheduled service.

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Oregon, without regard to its conflict of law provisions. Any disputes arising from these Terms or our Services shall be resolved in the state or federal courts located in Lane County, Oregon.

14. Changes to Terms

We may update these Terms from time to time. We will notify you of any material changes by posting the new Terms on our website and updating the "Last updated" date. Your continued use of our Services after changes become effective constitutes your acceptance of the revised Terms.
