Why Water Behind Siding Is the Real Pressure Washing Risk.

Siding sheds water downward and is not sealed against upward spray. Here is how pressure washing drives water into a wall, and the signs it has already happened.

How a siding wall is actually built

Most people picture siding as a skin that keeps water out. That is not how it works.

Behind the visible panels sits a water-resistive barrier, usually a housewrap, over structural sheathing, over framing. The siding itself is the first shed layer, the barrier is the backup, and the whole assembly is designed on the assumption that some water gets past the siding and needs to drain down and out.

Each course laps over the one below, exactly like roof shingles, so gravity carries water down the outside face. The system depends entirely on water travelling in one direction.

What upward spray does

Point a stream up into a lap joint and you have created a path the wall was never designed for.

Water goes over the top edge of the panel below, lands on the housewrap, and runs down behind the siding. Some of it will find its way out at the bottom, as designed. Some of it soaks into the sheathing, wicks into framing, and sits.

Volume is the issue. Rain wets a wall gently over hours. A pressure washer delivers gallons per minute in a concentrated stream, so a few minutes of careless work can put more water behind a wall than a season of storms.

Then it stays. The cavity behind siding has very little airflow and no sunlight. Sheathing that gets soaked dries over weeks, not hours, and if it gets soaked repeatedly it never fully dries at all.

What happens next

Mildew and mould growth starts on damp sheathing and housewrap within days. It is completely hidden.

Rot follows sustained moisture in wood sheathing and framing. Oriented strand board swells and delaminates and does not recover.

Insulation loses performance when wet, and the cavity stays cold and damp, which extends the drying time further.

Fasteners corrode, which is how siding starts to loosen and rattle years later.

Paint fails from behind on wood siding. Moisture pushing outward breaks the coating bond, so peeling appears months after the wash and looks like a paint problem.

None of this shows up on the day. The wall looks clean, the job looks successful, and the consequence arrives on a timeline nobody connects back to the cleaning.

Signs water is already behind your siding

Look for these, particularly on walls that have been pressure washed:

  • Blistering or peeling paint on wood siding or trim, especially in patches rather than uniformly
  • Buckled, wavy, or loose panels where fasteners have corroded or sheathing has swelled
  • Dark staining bleeding through at panel edges or around windows
  • Musty smell in a room on that elevation, strongest near an exterior wall
  • Soft spots when you press firmly on siding or trim
  • Interior signs: bubbling paint on an inside wall, discoloured drywall at the base, or flooring cupping along an exterior wall
  • Insect activity at the base of a wall, since carpenter ants and termites are attracted to damp wood

Any of these on a wall that was recently washed is worth investigating rather than watching.

What to do if you suspect it

Stop washing that wall, and stop any other water source hitting it.

Check the obvious external causes first. Gutters overflowing onto a wall, a downspout discharging against the foundation, or a failed window seal will each produce the same symptoms and are far more common than a washing incident. For anything beyond a small area, this becomes an inspection job. A moisture meter reading through the wall, or a small inspection opening, tells you what is actually happening in the cavity.

Mould remediation and water damage restoration are separate trades with their own equipment and standards. A cleaning service does not resolve moisture inside a wall assembly, and neither does more cleaning. Route it accordingly.

If any part of the assessment involves opening a wall in a home built before 1978, paint containing lead is a possibility and lead-safe practices apply.

How to wash siding without causing this

The rule is simple and absolute: every stream angles downward.

Use chemistry rather than force. A detergent applied at low pressure, given five to ten minutes of dwell time, does more than any amount of pressure and needs almost no water velocity to rinse. That is the whole method in soft washing and when it applies.

Stand back. Distance drops the force at the surface sharply, and a wide fan from ten feet away rinses fine.

Do not clean into seams, around windows, or under trim edges with a directed stream. Those are the entry points.

Do not use a pressure washer on siding at all if you are not confident about angle control. A pump sprayer, a soft brush on a pole, and a garden hose will clean a single-story wall properly, as described in washing vinyl siding without forcing water behind it.

And never work a wand from a ladder. Beyond the fall risk, you cannot control spray angle well from a ladder, so the two hazards compound. Anything beyond safe ground reach gets an extension wand or a contractor.
