Soft washing vs pressure washing explained: which surfaces need chemistry instead of force, what dwell time does, and how to tell which method a job calls for.

What soft washing actually is

Soft washing is a chemistry-first method. A cleaning solution is applied at low pressure, left to work for a set dwell time, then rinsed off with a gentle flow of water.

The water never does the cleaning. It only carries the solution on and rinses it off. Most soft wash applications run at garden hose pressure or a little above, often quoted around 100 PSI at the surface.

The solutions are usually a surfactant plus a sanitizing agent, mixed to a low working strength. The surfactant lets the mix cling to a vertical wall instead of running straight off, which is where the dwell time comes from.

Because the growth on a wall is biological -- algae, mildew, lichen -- the goal is to kill and release it rather than scrape it off, which is why a soft washed wall stays clean longer.

What pressure washing actually is

Pressure washing is force-first. A pump drives water through a small nozzle at 1,500 to 4,000 PSI, and the mechanical energy of the stream breaks soil off the surface.

It works extremely well on materials that are harder than the water hitting them, and it works badly on everything else. Detergent is often used as a helper, but the pressure is doing the work.

Read the list from the top down and the pattern is clear. Almost every vertical surface on a house is a soft wash surface. Almost everything you walk on is a pressure surface.

Why porous surfaces punish pressure

Porous materials absorb the impact instead of shedding it, and they fail in ways that do not show up until later.

Siding is the most expensive version of this failure. Lap joints are built to shed water downward, so any stream aimed upward or into a seam pushes water to the back side of the panel, where the sheathing is not designed to get wet and nothing dries quickly. Stucco is porous by design. Pressure erodes the finish coat, opens hairline cracks into real ones, and leaves a permanently mottled surface.

Dwell time is the whole method

The number that matters in soft washing is not pressure, it is minutes.

A solution applied and immediately rinsed accomplishes almost nothing. The same solution left on for five to ten minutes does the actual work, because biological growth needs contact time to break down.

Three things ruin dwell time. Direct sun and heat evaporate the mix before it can act, so shaded elevations and cooler parts of the day work better. Wind does the same. And a surface that was not pre-wet will pull the solution in unevenly, leaving streaks.

Rinsing is the other half. Any solution left behind can dry into a residue or damage plants below, so surrounding landscaping gets pre-wet before the job and rinsed again afterward.

Getting the mix onto the wall

For homeowners, the practical version of soft washing is a pump sprayer or a garden hose applicator, not the pressure washer at all.

If you do use a pressure washer, the detergent only draws through the machine when a low pressure nozzle is fitted -- typically the black one. Any other tip and the injector will not pull soap at all, which is the most common reason people conclude their soap does not work. Safety, honestly

Soft wash solutions are usually bleach-based. Never combine them with an acidic product such as a rust remover, a masonry cleaner, or a descaler -- that combination releases chlorine gas. Never combine them with ammonia-based glass cleaners either.

Wear eye protection, keep the solution off skin, and rinse plants before and after. Cover or disconnect exterior electrical fixtures rather than spraying them.

And do not do any of this from a ladder. Even at low pressure, working a wand overhead on a ladder is a fall hazard, and roof work in particular belongs to someone with the equipment and the fall protection to do it from a safe position.
