What Does the Latex Actually Do?
Two jobs, both essential.
It locks the tufts. The compound penetrates the base of each stitch where the yarn passes through the primary backing. Without it, tufts would simply pull out of the carpet under any tension. This is the reason a vacuum beater bar does not strip yarn out of a healthy carpet.

Why Does Carpet Latex Break Down?
Because it is a filled polymer that gradually oxidizes, loses its plasticizers, and becomes brittle, and because water attacks it directly. A latex layer that started flexible ends up as a hard, dusty crust that no longer grips anything.
The realistic lifespan is roughly fifteen to twenty-five years in a normal home, and considerably less if the carpet has ever been soaked.
What Accelerates the Failure
Water, above everything else. Prolonged saturation is by far the fastest route to latex failure. A flood, an unnoticed leak, or a pad left wet for days will do more damage in a week than a decade of ordinary use. See a soaked carpet pad.
Repeated over-wetting. Not one cleaning, but a pattern of heavy shampoo methods or a rental machine used with far too much water and far too little recovery, over years.
Heat. Carpet in a sunroom, over a heated floor, or in an uncooled attic space ages faster.
High humidity, which keeps the compound slightly softened and accelerates hydrolysis over time.
Alkaline residue. Strong alkaline chemistry left in the carpet without an adequate rinse works on the latex over time as well as leaving the pile prone to re-soiling.
Age alone, which is the honest cause on most carpets that reach this point. Nothing did it wrong; the material simply reached the end of its service life.
What Latex Failure Looks Like
Tan dust. Lift a corner and flex the carpet. A shower of fine powder is failed latex, and it is the clearest single sign.
Tufts pulling out easily, or sprouts appearing all over an old carpet at once. A few sprouts are ordinary and covered in carpet sprouting; dozens appearing in a month on old carpet is a backing verdict.
Backing layers separating at a doorway or cut edge, which is carpet delamination.
Ripples that will not stay stretched, because there is no longer a solid layer to hold tension.
Seams opening while the carpet face still looks acceptable.
A stiff, board-like feel in an old carpet, where the backing has gone rigid rather than staying supple.
Can Failed Latex Be Repaired?
Not really, in the sense of restoring it. There is no treatment that re-flexes a brittle latex layer or replaces lost adhesive across a whole carpet.
What can be done is local repair. A small delaminated patch can be lifted, the failed material cleaned out, and the layers re-bonded with fresh adhesive. A failed area can be cut out and a bonded insert set in from a remnant. Both are reasonable when the rest of the carpet is sound.

Protecting the Latex You Have
Dry any water event fast. This is the single most valuable habit. A carpet soaked and dried within twenty-four hours usually survives; one left damp for several days often does not.
Do not over-wet during cleaning. Extra dry passes, good vacuum recovery, and airflow afterward cost nothing and directly protect the backing.
Rinse properly. Leaving alkaline detergent in the carpet is bad for the pile and no favor to the backing.
Find leaks early. A slow drip behind an appliance or under a window can destroy the backing above it long before there is a visible stain.
Keep humidity moderate, which helps the carpet, the pad, and the subfloor together.
Be realistic about age. A carpet past twenty years old with hardening backing should be cleaned gently and not asked to survive aggressive restorative work.
