Step one: prep and safety
Close the door fully and leave it closed for the exterior wash. An open door means water running straight into the tracks and onto the mechanism.
Unplug the opener before you wash the interior. It removes any chance of the door moving while you are working around it, and it keeps you from having a live electrical unit above a wet job.
Look at the hardware and then leave it alone. You can note a frayed cable, a gap in a spring coil, or a loose bracket. Do not attempt to adjust any of it. Step four: seals, weatherstripping, and the small checks
The bottom seal. Clean it with a damp cloth and look at its condition. A cracked, flattened, or torn bottom seal is why water, leaves, and rodents get in. Replacements are inexpensive and usually homeowner-installable, and the difference in a wet-weather garage is immediate.
The side and top weatherstripping. Wipe it and check for gaps. Daylight visible around a closed door means it is not sealing.
