It has not been cleaned in years. Carpet accumulates soil continuously, and after several years the load in a room can be measured in pounds.
Traffic lanes are visibly darker than the rest of the room. Grit has packed into the base of the pile along the walked path.
It was cleaned badly before. Detergent residue from shampoo methods or a poor rinse keeps attracting soil, and only a proper flush removes it.
It is being turned over. Move-outs, apartment turns, and pre-listing cleans want the best achievable result in one visit.
Interim cleaning has stopped working. When encapsulation or bonnet work no longer brightens a lane, the soil has moved below their reach.
After an event. Post-renovation dust, a party, or a period of heavy use.
How Is Restorative Cleaning Different From a Regular Clean?
It is the same method taken further, not a different machine. The preparation is heavier, the pre-spray is stronger and dwells longer, agitation is mechanical rather than a hand rake, the extraction often runs two directions instead of one, and there are many more dry passes. The difference is measured in time and thoroughness rather than in equipment.
The Process
Inspection. Fiber identification, a check for damage, and a fiber test in a hidden area. This decides everything downstream, since wool cannot take what nylon can.
Heavy dry soil removal. Pile lifting or repeated aggressive vacuuming. On neglected carpet this stage removes the largest single share of the total soil, and it has to happen before anything gets wet, because wet grit is far harder to remove than dry grit.
Spot and stain treatment. Individual spots handled with products matched to the stain type, before the general pre-spray.
Pre-spray with real dwell. Stronger chemistry, 10 to 20 minutes of contact time, kept from drying.
Mechanical agitation. A brush machine works the solution down to the base of the pile, within the fiber's limits.
Extraction, often in two directions. Hot water extraction with heat and strong recovery, sometimes passed north-south and then east-west so the wand reaches soil from both sides of the yarn.
Acid rinse. Neutralizes the alkaline pre-spray so nothing active is left in the fiber.
Extensive dry passes and airflow. Heavy cleaning puts more water down, so recovery and drying matter more, not less.

What It Removes and What It Reveals
Restorative cleaning removes soil. That is a genuine and often dramatic improvement, and neglected carpet frequently looks better than the owner expected.
What it does not do is repair the carpet, and this is where expectations need setting honestly.
Worn traffic lanes stay worn. Years of grinding grit strips the twist out of yarn and frays the fiber tips. Cleaning removes the gray and exposes the wear that was underneath it, and some carpets look worse in a lane after cleaning for exactly that reason.
Dye loss stays. A bleached looking spot is missing color, not soil.
Pile reversal stays. Watermarking and pooling are permanent optical changes in fiber direction, not dirt, and no cleaning method affects them.
Delamination stays. Backing separation is a construction failure.
Matting and corn rowing stay wherever the yarn has lost its twist.
The honest term for a carpet that is clean but visually finished is ugly out -- appearance has failed before the fiber has physically worn through.
Restorative Versus Interim
They are two speeds of the same program rather than competitors.
Interim cleaning runs often, dries fast, costs little per visit, and manages appearance. Restorative cleaning runs once or twice a year, dries slowly, costs more, and removes the accumulated load the interim work cannot reach.
Run only interim and soil builds up below its reach. Run only restorative and the carpet spends most of the year looking worse than it should, while abrasive grit sits in the pile grinding fiber down between visits.
Is It Worth It on Old Carpet?
Sometimes yes and sometimes no, and it is worth a frank look before spending.
It is usually worth it when the carpet is structurally sound, the problem is soil rather than wear, there is no widespread dye damage, and you plan to keep it a few more years.
It is usually not worth it when traffic lanes have lost their twist across the whole path, there is delamination or seam failure, urine contamination has reached the pad and subfloor across multiple rooms, or replacement is already scheduled within months.
