A pre-spray. A cleaning solution applied to the fiber and given dwell time to break the bond between soil and fiber.
Agitation. A grooming brush or rotary tool worked through the pile so the pre-spray reaches the base of the fiber instead of sitting on the tips.
Extraction and rinse. Hot water under pressure, followed immediately by vacuum recovery. This is the step marketed as steam cleaning, though it is not true steam.
Basic spot treatment. Attention to ordinary spots that respond to the chemistry already on the floor.
Grooming and a dry pass. Setting the pile back up and pulling additional moisture so the room dries in the normal six to twelve hour window.

What is almost never included in the base price
These items are priced separately at most companies, and none of them are unusual or predatory when they are disclosed up front.

- Pet urine treatment. Contamination often reaches the backing and the pad, which is a different job with different chemistry.
- Carpet protector. A fluorochemical topical finish that wears off over time. It is a consumable product, so it carries a product cost.
- Heavy furniture moving. Light items are frequently moved as a courtesy. Beds, pianos, loaded bookcases and electronics usually are not.
- Deodorizer and enzyme treatments.
- Heavy-soil second passes on carpet that has gone years without service.

Why does "included" mean different things at different companies?

Published averages describe a national middle, and real quotes drift away from that middle for ordinary reasons. Truck-mounted equipment, insurance, certified technicians and fuel all sit inside a price. A company running a portable machine out of a car has a very different cost floor than one running a truck mount.

Ask for the inclusions in writing, and ask in terms of steps rather than adjectives. "Does the price include a pre-spray, agitation and a rinse pass?" gets a usable answer. "Is it a deep clean?" does not.
Then ask what triggers an upcharge on site and what the range is if it triggers. A company that can answer that clearly is telling you how it prices.
