What Actually Drives the Price of a House Cleaning Visit.

House cleaning price is driven by labor hours, not square footage. Here are the six real cost drivers and how each one moves a quote up or down.

The one sentence version

Cleaning is close to a pure labor business. Products are a small fraction of the cost, and the overwhelming majority of what you pay is people-hours plus overhead.

Every driver below matters only insofar as it changes how long the job takes. A number that seems high is usually a provider who saw more hours in your home than you did.

Driver one: size, but measured as surface area

Square footage is the starting point because it correlates with the amount of floor, counter, and fixture surface a crew has to cover. It is a starting point, not the answer. A 2,000 square foot home with an open plan and two bathrooms takes less time than a 1,600 square foot home chopped into small rooms with three bathrooms and two stair flights. Rooms create edges, corners, doorways, and transitions, and edges are where the time goes. That is the argument in why square footage beats room count, and both measures are proxies for the same underlying thing.

Driver two: bathroom count

Bathrooms carry the highest labor per square foot in the house and are the single best predictor of a quote after size.

A bathroom means a toilet, a sink, a mirror, a tub or shower, fixtures, a floor with edges around a base, and usually the most stubborn soil in the home. This is why a three-bedroom, three-bathroom home often prices above a four-bedroom, two-bathroom home of the same size.

Driver three: condition

Condition is the biggest swing factor and the hardest to see from a photo.

A home that has been cleaned regularly needs a maintenance pass. A home that has not been cleaned in six months needs soil removed that has bonded to surfaces, and that is a different job with different dwell times, different products, and sometimes several times the hours. Driver four: frequency

The interval between visits sets how much soil each visit has to remove, so frequency changes the per-visit price directly rather than as a discount for loyalty.

Weekly service on a maintained home is quick. Quarterly service on the same home is not, because a quarter of accumulation has to come off. The rate difference reflects hours, which is the honest explanation behind how frequency discounts work.

Driver five: scope

Two quotes for the same home can differ purely because they describe different jobs.

Interior oven and refrigerator, inside cabinets, interior windows, blinds, baseboards, wall spot-cleaning, laundry, and dish washing are treated differently by different providers. Some fold a few of these into the base visit, some price them all as extras, and some do not offer them at all. Until the scope is normalized, comparing two numbers tells you nothing.

Driver six: access and logistics

The unbilled minutes are real. Parking, elevators, building check-in, gate codes, stairs from the street, and a required certificate of insurance on file all add time to a visit that no one is cleaning during.

Pets, people at home, and a home under renovation all add time as well. So does anything that makes the crew stop and ask a question.
