The Turnover Problem

You manage a vacation rental on the Oregon coast. Or a ski cabin near Mt. Hood. Or a couple of Airbnb units in Bend. The tenant moves out, and you've got a narrow window — sometimes just 24 to 48 hours — before the next guest or tenant arrives.

And the previous tenant left behind a lot more than you expected. Broken furniture, stained mattresses, a garage full of "I'll come back for it" items that never got picked up. Maybe a hot tub that stopped working mid-season. Or an entire patio set that didn't survive the winter.

This isn't a one-time problem. It happens every season, sometimes multiple times per season. You need a system.

What Tenants Leave Behind

Based on our work with Airbnb hosts and property managers across Oregon, the most common items we remove during turnovers:

  • Mattresses: Stained, sagging, or past their useful life. Vacation rental mattresses take a beating — multiple guests, kids jumping on beds, spills. Budget for mattress replacement every 3 to 5 years. Removal runs $75 to $150 per mattress.
  • Outdoor furniture: Oregon weather destroys patio furniture. Metal rusts, wood rots, cushions get moldy. Coastal properties are the worst — salt air accelerates everything.
  • Broken appliances: The guest who overloaded the dishwasher, the tenant who broke the microwave, the washer that finally gave out. Appliance removal is a constant.
  • Tenant personal property: Under Oregon landlord-tenant law (ORS 90.425), you must give tenants written notice and 30 days to claim abandoned property before disposing of it. For property worth less than $500 total, the waiting period is shorter. Know the rules before you remove anything.
  • Seasonal debris: Storm damage, fallen branches, accumulated yard waste after winter. Oregon coast properties can collect serious debris during winter storm season.

Building a Turnover Schedule

The most efficient approach is scheduled seasonal cleanouts rather than reactive calls. Here's what works for most Oregon rental managers:

Spring (March-April)

The big one. Winter is over, damage assessment is complete. This is when you replace worn furniture, remove storm debris, and get the property ready for peak season. Budget $400 to $1,200 depending on property size and winter damage.

Mid-Season (July-August)

Quick check. Replace anything that broke during peak use — mattresses, outdoor furniture, worn linens. Usually $200 to $500 in removal.

End of Season (October-November)

Post-season cleanout. Remove outdoor items that won't survive winter storage (cheap patio sets, fabric umbrellas, inflatables). Clear out anything the last tenant abandoned. $300 to $700 typical.

Emergency/Between-Tenant
